Fairfield offers the following Local Down Payment Assistance:
- Down Payment Assistance
- The town funds 50% of the down payment toward the purchase of a home (maximum of $30,000)
- Interest-free loan repayable upon payoff of first mortgage, sale of home or transfer of title
- Maximum loan of $2,500
- Provided as a grant and does not need to be repaid
- To qualify for down payment assistance in Connecticut, buyers are required to complete a HUD-certified first time homebuyer counseling program.

- Maximum loan of $20,000
- Total Household Income cannot exceed 80% of the Area Median Income

- Stamford/Norwalk- $89,280 for a family of 4
- Bridgeport- $62,800 for a family of 4
- To qualify, buyers are required to complete a Homebuyer Education course offered by the Mutual Housing Association (MHA).

- First-Time Homebuyer Down Payment Assistance Grant
- Maximum loan of $5,000
- 5-year declining lien, forgiven annually at 20% of the original amount
- Property must be purchased in one of the three designated target areas:
- Census Tract #1655- Highwood
- Census Tract #1656- Hamden Plains
- State Street Neighborhood Revitalization Zone
- To qualify for Connecticut down payment assistance, buyers are required to complete a pre-purchasing counseling program through the Neighborhood Services of New Haven, Inc.

- Total Household Income cannot exceed 80% of the Area Median Income
- Approved for use with Conventional or FHA first mortgages
- To qualify, buyers are required to complete an 8-hour Homebuyer Education class.

- Maximum loan of $1,000 per dwelling unit
- 3% interest rate
- Total Household Income cannot exceed 80% of the Area Median Income
- Maximum allowable purchase price is $179,740 for a single family, $363,400 for a 4-unit
- Approved for use with FNMA or FHA first mortgages
- To qualify for down payment assistance in Connecticut, buyers are required to complete a homeownership education-training program with Neighborhood Housing Services (NHS).

- To qualify, buyers are required to attend an 8-hour HDF orientation session and complete the HDF homeownership counseling program.

- Neighborhood Stabilization Program (NSP)
- Maximum loan of $7,500
- Deferred loan is forgiven if the terms of the program are met
- Property must be foreclosed and purchased at a discount of at least 1% of the appraised value
- Buyer must contribute a minimum of 5% of the purchase price
- To qualify for Connecticut down payment assistance, buyers are required to complete a homeownership education-training program with Neighborhood Housing Services (NHS).
